[tennisbiz] Pro Shop leasing

We have an opportunity to lease a local pro shop. We have never done
anything like this before. For those of you who have made this type
arrangement, how have you structured the lease. Are you paying a flat
monthly fee, a percentage of sales or some other arrangement. Any info
would be appreciated.
